What does an end of lease cleaning enquiry cost in Sydney?

Pre-filled from a published Sydney end-of-lease account running at $30.75 an enquiry with 22.22% of clicks converting — the cheapest enquiries in our whole book, and the reason bond cleaning is a volume game rather than a margin one.

    The numbers, already filled in

Built from Lumex Cleaning: 900 clicks at its published 22.22% click-to-enquiry rate, priced at its published $30.75 an enquiry. The case study records that figure coming down from $41.84 within the same account.

Calls and form submissions you would count as a real enquiry. Not clicks on a phone number that never connected.

    What to do with this

    • Your $30.75 falls inside the $25.02 to $40.69 spread we have measured in this trade, which tells you the account is not broken. Whether it is affordable is a different question — that one needs your job value.
    • Whatever the number, write it down with the date and the period length. A cost per lead with no comparison point next month is trivia.

    How this was worked out

    Cost per click
    $6,150.00 ÷ 900 clicks = $6.83
    Conversion rate
    200 ÷ 900 × 100 = 22.2%
    Cost per lead
    $6,150.00 ÷ 200 enquiries = $30.75
Spend on clicks that did not enquire
    700 × $6.83 = $4,783.33

A stand-in. The source has no residential cleaning category. Our own figures are a range from selected work, not a market average.

    Where these numbers come from

Cheap enquiries, thin jobs, and why that matters

End-of-lease work produces the cheapest enquiries of any trade in our book. The 4 residential cleaning accounts we publish run from $25.02 to $40.69 an enquiry, against a plumbing range that starts at $57.21 and a commercial cleaning range that reaches $220.59.

That is not the advantage it looks like. A bond clean is a fixed-scope job with a known price and a tenant comparing three quotes on the same afternoon, so a cheap enquiry with a low close rate and a thin invoice can be worse business than an expensive enquiry on a job worth four times as much. Cost per enquiry is the input to that judgement, not the judgement.

The other thing worth noticing in this trade is the conversion rate. Residential cleaning accounts convert clicks to enquiries at 22.22% to 33.12% — far higher than most trades — because the search intent is unusually specific. Somebody typing "end of lease clean" with a date in mind is not researching.

What moved the number on the account this page is built on

The published figure came down to $30.75 from $41.84 within the same account. That is a 26% reduction with no change in what the business sells, which tells you most of what you need to know about where the money goes in this trade: into searches that were never going to book. Bond cleaning attracts an enormous volume of near-miss intent — checklists, agent requirements, DIY guides, "how much should a bond clean cost" — and every one of those is a click somebody paid for.

If your own figure is at the wrong end of the range, start by reading what people actually typed before they clicked. It is a duller exercise than rewriting ads and it is where the reduction is.

    Book a call

Work it from enquiries rather than bookings. At the $30.75 an enquiry published on the Sydney end-of-lease account we run, a business closing one enquiry in three is paying roughly $92 to win a booking before any management fee. Whether that works depends on the job value and how much of it survives labour — the cost per booked job calculator adds the fees back in and divides by jobs rather than leads.

In our own book, consistently yes. Residential cleaning and end-of-lease accounts sit between $25.02 and $40.69 an enquiry, where plumbing runs $57.21 to $176.78. The searches are more specific, the intent is more immediate and the auction is less contested by emergency pricing. The trade-off is a smaller, more price-sensitive job at the end of it.
