    An eight-fold spread inside one trade

    The 4 commercial cleaning and facilities accounts we publish run from $27.39 to $220.59 an enquiry. The expensive one costs eight times the cheap one. That is the widest gap in any trade in our book, and it is not explained by the city.

    What makes it interesting is that the conversion rates barely move: every one of those accounts converts clicks to enquiries between 19.3% and 19.68%. The landing pages are doing roughly the same job. Almost the entire difference is in what a click costs, which is a statement about the auction each account chose to enter rather than about the businesses.

    Why commercial is a different problem to residential

    A residential clean is bought by one person on one afternoon. A commercial contract is bought by a facilities manager who is comparing suppliers, checking insurance, and possibly running a tender — and the enquiry that starts that process is worth waiting months to convert.

    That changes what a costly enquiry means. A $220 enquiry that produces a three-year contract on a multi-site portfolio is not comparable to a $30 bond-clean enquiry, and treating them as the same number is how commercial operators end up cutting the budget that was working. If you are running commercial work, the figure that matters is cost per contract won and the value of the contract over its life — not cost per enquiry.
